In September 2023, Fresh Coast Investments and Marshall Property Services came together to purchase a house in BC with the goal of renovating and reselling it. This partnership leveraged our combined skills and expertise to create value for our investors.

Investment Strategy

Real estate investing offers several profit centers, including cash flow, mortgage paydown, instant equity, forced appreciation, hedge against inflation, tax benefits, and leverage. For this project, we focused on leveraging other people's money, our skills, and our experience to force appreciation and increase the property's value.

Renovation Details

We refinished the interior, landscaped the exterior, and built two beautiful decks in the front and back of the house. After completing the renovations, we put the property back on the market.

• Purchase Price: $430,000
• Renovation Costs: $20,000
• Renovation Duration: 2 months
• Time to Sell: 7 months
• Sale Price: $545,000

Results

• Investor Profit: $38,250 total (12% return for each of our three investor partners)
• Realtor Commission: $21,000
• Profit for Our Companies: Approximately $25,000
